Advisory:
Covers a multitude of possibilities, including econometric modeling, site selection (also based on hedonic regression models), risk rating models / portfolio analysis and optimization, portfolio valuation including updating/indexing technologies, data contract negotiation, web site design, data delivery systems.
Portfolio and Investment Analytics: Greer Advisors can value and optimize your portfolio or pieces of your portfolio. Whether it's a bank's debt portfolio, an equity portfolio, a CMBS, a synthetic CMBS or tranche, Greer Advisors can provide valuation, indexing, monitoring, optimization and advisory services. Such analysis typically involves a two-stepped process, market-level analysis and property-level analysis. At the market level, values can be obtained via appraisals, or indexed against metro and property-type data. Loans are modeled based on specific loan terms. The expected return (or expected loss for debt analysis) is estimated for each property type and location. In addition, the impact of broad-market forces on property returns are estimated. At the property level, rating systems are developed to quantify the impact of property-level factors on the expected return/loss. Such factors include owner, management, tenant(s), various accounting ratios, and other variables that may be available for analysis.
For regulated institutions, portfolio analytics are intended to provide accurate estimates of loan losses and to ensure compliance with Basel requirements. The analysis is highly dependent upon the level of granularity and quality of data within each institution. In cases with limited data, results from alternate sources are utilized (eg, CMBS, ACLI, REITs, etc.). Data sources are substituted where applicable. Optimization models analyze a 40+ quarter performance history by metro and property type. The impact of each individual and combined returns are analyzed with the result being a recommendation of which property type/metro combinations to divest and which to invest.
Indexing Systems: For stakeholders (debt or equity) of multi-property portfolios, updating or indexing systems may be developed, with the specific intent of creating systems capable of contemporaneous valuation of an entire portfolio at the push of a button, thereby, eliminating the need to endure the cost or timing of re-appraising an entire portfolio. Updates are accomplished via indexing systems utilizing data from other sources such as REIT, CMBS, data providers, and re-appraisal of a sample of the portfolio on a periodic basis. Re-appraisals of sample properties are utlized to baseline the overall model.
Site Selection or Demand models typically attempt to identify demand generators for a given use via the use of hedonic regression modeling which quantify the impact on demand for each factor. Though all four types of regression (liner, log, power, exponential) can be used; generally, linear and log are the two common models for real estate applications. As an example, the demand for office space near a port may be partially dependent upon general office employment or population within the area (linear relationship) and partially dependent upon the volume of cargo through the port (typically a logarithmic relationship).
Data: Greer Advisors, with offshore affiliates, has the hardware, software and staff capable of fulfilling all your data needs. The sprectrum of services include: call center (i.e. data capture or advertise), data hosting (on SQL/BOE servers), data analytics, GIS implementation, and forecasting. U.S.-trained staff and multiple servers running MS SQL, Business Objects (aka Crystal Reports) and VOIP routers enable Greer Advisors to fulfill all your needs. For large purchasers of data, advisory services can include a review of data needs/services, review of data contracts or licensing agreements to optimize liability, indemnification, utilization of data, publication rights, and distribution rights (eg borrower, syndication/securitization partner(s), subsidiaries/affiliate companies).
Web Sites: Companies often need to share data across multiple lines. Greer Advisors can help determine the optimal solution, whether it be shared drives, internal web sites, rehosting of data on servers (eg SQL) or the creation of automated data delivery systems (eg Business Objects). Greer Advisors (via its affiliates/subsidiaries) can also host develop and host web sites and secure information delivery platforms.
Ad Hoc analysis includes hedonic regression modeling using various econometric, forecasting or site specific information to determine demand, rent, value, yield or loss rates.
Litigation Support:
This covers two basic types of litigation support, valuation disputes and management disputes.
Valuation Disputes:Greer Advisors can provide expert witness services in disputes over valuation, rent, highest and best use or various other aspects of real estate.
Management Disputes typically involve claims of potential gross negligence by a board of directors within a financial institution or potential misrepresentation of expected returns for other companies.Based on regulatory expertise, Greer Advisors can provide expert witness services with regulatory issues.
Regarding realized verus expected yields, Greer Advisors can assist in determining variations between actual and market yields, market yields at time of prospectus versus stated yields, and various related analysis.
All litigation services require a signed contract and retainer fee prior to discussion of assignment.
Appraisal:
Several aspects of appraisal are included, namely appraisal management, production, review and related services.
For institutions that do not want to bear the fixed expense of a Chief Appraiser and related staff, Greer Advisors can provide appraisal management services, effectively acting as the appraisal department for a financial institution. Such services could include ensuring compliance with various regulations pertaining to appraisal, including selection of the appraisal panel, approval of the panel by the institution’s board (annual regulatory requirement), independence of the appraisal process, and oversight of the appraisal ordering/engagement and review process. Similarly, for institutions with pending MRAs from regualtory bodies, Greer Advisors can help the institution work through the process of removing the MRA.
Additionally, Greer Advisors can provide appraisal services for a variety of needs, including purchase/sale, financing, litigation, and other needs. Greer Advisors may decline to appraisal certain properties due to professional conflicts, or insufficient resources pertaining to certain markets or property types. In such cases, Greer Advisors will attempt to provide referrals of appraisers capable of completing the assignment.
Lastly, Greer Advisors can provide review appraisals covering most property types and most locations, including portfolio reviews. Similarly, Greer Advisors can assist with aspects related to the appraisal process such as determining review thresholds, policy thresholds related to report types and other decision systems used in the appraisal business.
Tax:
Two separate services can be provided, property tax appeal and tax allocation. Both have limitations similar to appraisal services regarding potential conflicts and sufficient resources.
Tax assessment methodologies differ greatly acress the country, with regional nuances for existing versus base-year appeals. Greer Advisors can assist with appeals across the country. Similarly, Greer Advisors can assist with allocations or dilineation of short-lived versus long-lived improvements for tax depreciation benefits. Lastly, Greer Advisors is perhaps one of a handful of firms in the country that can assist with the development/refinement of tax-based valuation platforms. Tax allocation involves analyzing building systems to determine replacement cost and depreciation schedules on a system-by-system basis, which typically generates greater depreciation benefits in the early years of ownership.
